REAL ESTATE SALES TAX SALE

 

Real Estate Sale Information

 

All Sheriff Sales are pursuant to the provisions of the Ohio Revised Code. Sheriff Sale of Real Estate is held on Friday mornings and begin promptly at 10:00 a.m. in the lobby of the Clark County Common Pleas Courthouse, 101 North Limestone St., Springfield, Oh 45502. There are no sales on Federal Holidays. The official listing of upcoming properties to be sold can be found in the Sunday edition of The Springfield News-Sun for three consecutive Sundays thirty days prior to the date of sale. A list is also posted on the bulletin board in the lobby of the Common Pleas Courthouse as well as on this website. This website is updated on a weekly basis. Any cancellations/withdrawals prior to the sale date are uploaded on this website as we receive them.

The Sheriff’s Office does not mail or give lists of upcoming sales.

There are NO “open houses” on the properties. They are sold “as is”—it is a “buyer beware” situation. The Sheriff’s Office does NOT have any information on liens or taxes. Potential buyers may contact the Clark County Treasurer for tax information or the entire case file can be viewed at The Clark County Clerk of Courts, 101 N. Limestone St., --2nd Floor, Springfield, Ohio 45502.

CONDITIONS OF SALE

The successful bidder must deposit 10% of the successful bid at the conclusion of the sale. This deposit can be in the form of cash or check. We do accept personal checks as long as proper ID is provided.

There is no deposit required if the purchaser is the plaintiff.

The plaintiff’s attorney prepares the confirmation entry and the deed. It takes an average of six to eight weeks for the confirmation to be filed and the deed issued to the Sheriff’s Office. Once the deed is executed, the purchaser will be notified that they have ten business days to finalize the

transaction or contempt proceedings could be filed. It is the responsibility of the purchaser to record the deed. If the plaintiff purchases the property, the deed is sent back to the plaintiff’s attorney for recording.
